Malibu window replacement has three layers of complexity that don't exist anywhere else in our service area. First, the Coastal Commission: most Malibu properties are in the Coastal Zone, and window replacement that changes an opening size or location requires a Coastal Development Permit (CDP) — even for a like-for-like swap, the exemption must be documented. Second, Chapter 7A: much of Malibu is in a Very High Fire Hazard Severity Zone, requiring dual-pane tempered or laminated glass and aluminum or fiberglass frames on rated elevations. Third, salt-air corrosion: vinyl frames near PCH degrade faster than in inland areas — we specify aluminum-clad or all-fiberglass for anything within a mile of the coast.
